Key Syndication Points of Difference

  • Our investors receive ownership in both the real estate and the business within the asset.
  • Our investors receive interest of 5% on their investment from the time of closing.
  • Our investors receive 75% – 80% of free cash flow from the operation until they have a complete return on the investment with accrued interest. Typically accomplished with 3-4 years.
  • Our investors receive a complete return on their investment plus interest before sponsor receives any management fees.
  • Investors achieve an IRR between 18-27%
  • 110% required capital (usually 30-33% of the total project costs) gives our partners a 20-25% equity stake in both the real estate and operating business.
  • Depreciation is compounded because the investment is in both real estate and in a business that is eligible for special depreciation giving taxable loses.
  • The investment is not encumbered with any upfront or ongoing investment or broker fees.
  • We provide a “putt call” option that triggers after 12 months of having the initial investment returned with interest. I.e. Landmark has the option to purchase and has the option to sell at a predetermined price.

Therefore, allowing for quicker returns of the initial investment plus interest, in addition to the on-going profit-sharing and key depreciation opportunities the operating entity is eligible for.

Generally located within 2 hours of major urban centers these “close destination getaways”, have become increasingly more popular, both pre and post covid. Our proprietary analytic models also reflect, an underserved demand in these markets, for unique celebrations and weddings – which factors prominently into the design and plays into the ethos of our food and beverage philosophy.

Although we are in the hospitality real estate industry, we are a subset; or one can even say a distinctively different class of real estate; for several reasons:

  1. Landmark Developers uniquely positions our event spaces to create demand for our restaurants and hotel rooms. This gives us stability and income far into the future which is not possible in most hotel assets who rely heavily on corporate business.
  2. Our event business is mostly social based and less susceptible to market trends. Our facilities, when located in getaway towns, show resiliency regardless of market trends (i.e. when things are good, people reward themselves with day and weekend trips, in addition to their original vacations. When times are tough, people replace full vacations with weekend trips).

Weddings are an evolving entity, along with being a large revenue generator. Our  resilient, approach to sales and operations has ensured our abilities to continually exceed prior year’s revenues while expanding incrementally throughout the tri-state market.

Landmark Hospitality also owns Landmark Destination Weddings, where we have noticed that local destination weddings are replacing destination weddings that require plane travel. Thus, our venues that have both overnight accommodations as well as events spaces are seeing an uptick.
